    The rent is payable each month in advance, that is to say that your payment must reach us by the 10th of the current month at the very latest.

    Yes, as a general rule, unless you were given notice thereof when you were provided with your lease.

    Do I need a guarantor?

    You are required to have a guarantor if you have insufficient income (unemployed, student, etc.), if you are undergoing legal proceedings or if you are in a probationary period.

    Your guarantor must provide us with a complete file (the same as your file) and must reside principally in Switzerland.  However, it is not possible to have a guarantor for subsidized dwellings.

    How do I provide you with my file?

    You can provide us with it by post, email, in person or by fax. However, we commend that you choose a rapid means for transmitting it to us since rental accommodations go quickly. You will, however, be requested to provide the original version of your certificate of good standing when you sign the lease.

    I have visited a flat that interests me, how do I file an application?

    A.) Rental flat available:

    Fill in the registration form corresponding to the type of flat you are seeking:

    Provide a declaration of income or the lessee’s and joint lessee’s last three pay slips.

    Provide a copy of the lessee’s and joint lessee’s identification documents or a copy of residence permits for persons who are not Swiss citizens.

    You can obtain, at your expense, for the lessee and joint lessee a certificate of good standing dated within the last three months from the Debt Collection Office (online at http://ge.ch/opf/attestation-de-non-poursuite  or by going in person to the aforesaid office). You must provide us with the original.

    After verifying that you meet the qualifying criteria (status, occupancy level and access scale), fill in the registration form corresponding to the type of flat desired:

    You must send us a letter requesting approval, signed by the lease holder(s) and the guarantor. You must also include with your letter all documents that are needed for updating your file (for instance pay slips to provide proof of an increase in salary). The owner has the final decision.

    You need to include the complete file of the person interested in your dwelling with your lease termination letter (see the info on the candidature file.)   The owner has the final decision.

    You must call us to ask for this. You will be charged a fee of CHF 15.- excluding tax for this copy.

    I would like to remove/change one of the lease holders, how do I do this?

    You must send us a letter requesting approval, signed by the lease holder(s) and the guarantor. You must also include with your letter all documents that are needed for updating your file (for instance pay slips to provide proof of an increase in salary). In the case of divorce or marriage, please provide us with a divorce ruling that stipulates to whom the enjoyment, rights and obligations of the lease have been attributed or your marriage certificate. The owner has the final decision.

    I would like to sublet my flat, is this possible?

    You must make your request in writing and provide us with a copy of the subletting contract. In this context, you must show that you have the intention of returning to your dwelling and that this subletting is therefore temporary. The owner has the final decision.

    I would like to terminate my lease, how do I do this?

    Termination must be by registered letter. It must be signed by all co-signatories of the lease contract and reach the lessor within the time limit fixed by the lease contract (the date of receipt being good evidence thereof). 

    The time limits for termination vary according to the lease contract. The latter are defined in the special conditions of your contract.

    The inventory and inspection of the condition of the premises upon departure have been conducted. When will my rent guarantee be refunded?

    Your rent guarantee will be refunded at the end of the lease when you have paid all of the rents, charges and any costs of repair of the premises.

    Outside of our call centre’s business hours (after 4 p.m. or before 9 a.m.) and only in the case of an emergency, we ask you to contact the firms indicated on your building’s notice board.  However, we draw your attention to the fact that the costs incurred may possibly be payable by you if it is not considered to be an emergency.

    You must make your request in writing, indicating the reference number on your key. You will be charged.
